Selling Property FAQs
When Should I Contact a Conveyancer When Selling My Property
Ideally, you should contact a conveyancer before your property is advertised for sale. The Contract of Sale and Section 32 Vendor Statement need to be prepared before a purchaser signs the Contract of Sale.
What Is a Section 32 Vendor Statement
A Section 32 Vendor Statement provides important information about the property to a prospective purchaser. It must contain certain information required by legislation before a purchaser signs the Contract of Sale.
What Information Do I Need to Provide When
Selling
You may need to provide information relating to your property, including title details, rates, owners corporation information (if applicable), services, building works and other relevant matters.
What Happens After a Purchaser Signs the
Contract of Sale
Once the Contract of Sale has been signed by all parties, the agreement becomes legally binding and important timeframes begin. We manage the conveyancing process, including attending to required documentation, liaising
with relevant parties and preparing for settlement.
What Happens to My Mortgage at Settlement
If there is an existing mortgage on the property, arrangements will need to be made with your lender to discharge the mortgage at settlement. We liaise with your lender as part of the settlement process.
What Happens on Settlement Day
Settlement is completed electronically through PEXA. Once settlement occurs, the sale proceeds are distributed according to your instructions.
What Are My Obligations if I Have Completed
Owner-builder Works
If you have undertaken owner-builder works, there may be additional legal requirements before the property can
be sold. It is important to advise your conveyancer as early as possible.
